Since October 2008, UK planning law requires any new or replacement front driveway over 5 square metres to be permeable, or to have its surface water directed to a soakaway or garden within the property boundary. This is part of the Sustainable Drainage Systems (SuDS) regulations — designed to reduce flood risk by preventing rainwater from overwhelming street drains.

Drainage Solutions We Provide
Channel Drains (Aco Drains)
Linear drainage channels installed across the driveway entrance or along the fall line. They collect surface water and direct it to a soakaway or garden. Discreet grilles available in various finishes.
Soakaways
An underground chamber or crate system that collects surface water and allows it to percolate slowly into the surrounding soil. Sized to your property's soil type and rainfall levels for reliable performance.
Permeable Paving
Resin bound, permeable block paving, and gravel all allow water to drain through the surface naturally. No additional drainage hardware needed — fully SuDS compliant out of the box.
Falls & Gradients
Correctly setting the slope of your driveway ensures water runs to drainage points rather than pooling on the surface. We assess and set falls as part of every installation.
Retrofit Drainage
If your existing driveway floods or pools water, we can retrofit drainage solutions — installing channel drains or creating new falls — to solve the problem without replacing the whole surface.

What are the SuDS rules for front driveways?+
Since October 2008, any new or replacement front driveway over 5m² must be permeable (water drains through it) OR have surface water directed to a soakaway or garden within your property boundary. This prevents rainwater from running onto the public highway and overwhelming street drains.
What happens if I don't comply?+
Installing a non-compliant driveway without planning permission is a breach of planning regulations. Your local council can require you to remove or alter it — at your expense. It can also cause issues when selling your property, as non-compliant works flagged during conveyancing can delay or derail a sale.
Which surfaces are automatically compliant?+
Resin bound, gravel, permeable block paving, and grass reinforcement grids are all permeable. Standard tarmac, concrete, and pattern imprinted concrete are non-permeable and need additional drainage (typically a channel drain to a soakaway).
What's a soakaway and do I need one?+
A soakaway is an underground chamber or crate system filled with gravel or plastic cells. Surface water drains into it and slowly percolates into the surrounding soil. Most non-permeable driveways in Sheffield need one — we'll assess your soil type and advise during your free site visit.
